There are quite a few surprising Tumbi Umbi results from this month's realestate.com.au data:
1. The median house price for 3-bedroom houses is relatively affordable compared to nearby suburbs at $827,500. This result turns out to be $277,500 lower than 4-bedroom Tumbi houses.
2. The 4-bedroom gross median rental yield is 3.76%, which is almost a full 1% higher than the Central Coast median house rental yield.
3. The 3-bedroom gross median rental yield is also relatively high at 3.64%. High rental yields, when compared to those in nearby markets, may indicate that house values could be undervalued.
4. Neither the 3-bedroom nor the 4-bedroom median house prices have reached their peak levels set during Covid-19, but they are very close. Further interest rate cuts and the expansion of the first home buyer scheme might fuel price rises over the next 12 months.
