According to CoreLogic's results, Umina's Median house price has increased by 2.9% over the last 12 months to June. On the face of it, this doesn't seem like remarkable growth, but the table shows that the 2023 correction has been fully recovered, despite the burden of high interest rates.
By far, the biggest story over the last decade was the extreme growth rates between 2020 and 2022. Consecutive house price growth years of 18.8%, 37% and 17.1% saw Umina Smash through the $1M barrier, reaching $1,172,500. As it turned out, the RBA's stimulus position (offering easier and cheaper access to debt) led to prices overshooting, as 2023 saw an adjustment to the reality of a 4% increase in variable interest rates. Umina's median house price dropped to $985,000 by July 2023.
All of this was relatively predictable in terms of the effect that interest rates have on property prices. However, despite these high interest rates, the Umina Beach Median house price has staged a comeback. The current Median house price is now $1,150,000.
So if cheap mortgages didn't drive up these prices, what did? I believe it's a case of good old-fashioned supply and demand. Anecdotally, my peninsula clients are telling me that Sydney demand is driving up prices in a market that has a limited capacity to expand supply (they can't build more land in Umina).
Umina and Kariong are arguably the thermometers of Sydney's demand, as they offer the most convenient train and car access to Sydney's commuter population. My tip? Expect more free-standing houses to be converted into duplexes, multiple dwellings and high-density housing as land becomes a more precious commodity.
