Walk Score is a large-scale, publicly available “walkability index” based in the US that allocates a numerical score to any address in the US, Canada or Australia. This is a score out of 100 for your ability to live without a car (a perfect score is 100).
We have compiled a ranking of the Top 40 suburbs on the Central Coast. Gosford, unsurprisingly, ranks highly on this index with shops, entertainment, hospitals, public transport links and supermarkets within easy walking distance. I'm not sure how The Entrance secured our top spot, but I suspect it has something to do with its compactness compared to Gosford.
As our general living expenses continue to increase (inflation has slowed, but costs are still rising off a much higher cost base than 5 years ago), the ability to live without a motor vehicle is going to play a bigger role in our lives (like it or not). This unfortunate cost-of-living trend will favour the suburbs at the top of this list as demand grows for relief from expenses.

Central Coast median house price rises for 6th consecutive month

  UPDATE | 10/06/2025 | Central Coast Median House price rises for 6th consecutive month The median house price on the Central Coast for May 2025 is $1,044,750. Exactly 10 years ago, the median house price was $499,250. Will the median house price double again in 10 years?  I would have answered no to that question in 2015, but a combination of general inflation, rising wages and accommodating lending policies (especially during COVID-19) drove the median through the roof. In fact, between mid-2020 and mid-2022, our median rose by 61% from $650,000 to $1,050,000.  Fortunately, this median dropped by $100,000 over the following 12 months; however, we are now only $6,000 away from the COVID-19-induced peak. Tumbi Umbi Median House Price | 20/06/2025

Tumbi Umbi's median house price has reached its prior peak, which was achieved during the COVID-19 stimulus program. $1,070,000 sets a new record for Tumbi Umbi. As median house prices have grown by 34% over the last 5 years, median house rents have risen by 55%, to $630 per week. Interestingly, the median rent recently fell from a peak of $725 per week in December 2024, which is undoubtedly welcome relief for tenants.  According to the realestate.com.au results, 3-bedroom rental yields are 3.01% p.a ($630 per week x 52 weeks = $32,670)  and  4-bedroom rental yields are 3.76% ($800 per week x 52 weeks = $41,600), despite 4-bedroom median house prices being $280,000 higher than the 3-bedroom median house price of $825,000.
