31 Central Coast Suburbs have Grown since COVID-19 peak | August 6th, 2025

The Central Coast median house price has just reached its prior record, $1,053,000, which was set in August 2022.

Tracking Median House Prices Since 2015

Mortgage Choice Central Coast have now been tracking the largest 47 Central Coast suburbs by Median House Prices since August 2015 (see above chart).

Post-COVID Price Trends

Since the peak month of August 2022, 31 Central Coast suburbs have seen their median house price either reach or grow beyond their Covid-19 stimulus peak; 16 have not yet reached their former glory. Small sales numbers can skew median house prices in the short term, but the long-term trend usually clears up these inconsistencies.

Performance of Premium Central Coast Suburbs

Some of the premium suburbs, such as Copacabana, North Avoca, and Wamberal, are still a long way from their Covid peaks. Still, if you exclude the dramatic Covid-19 spike, the long-term trend is in positive territory. For example, Wamberal's median house price was $1,355,000 in July 2020, and the median is now $1,550,000.

Top Central Coast Growth Suburbs

Bensville, Mannering Park, and Ourimbah take out the top three in terms of growth since August 2022.

Comparison with Hornsby and Kuringai

Interestingly, we separately track the Hornsby and Kuringai median house prices, and they have grown well beyond their Covid-19 Peaks. We will compare this disparity later this week.

Wamberal Ranks 5th out of 47 Central Coast Suburbs | August 22nd, 2025

Although Wamberal has suffered a 6.10% decline in its median house price over the last 12 months, I thought a bit of perspective was needed for this hotly sought-after Central Coast jewel. We cut the growth numbers between July 2020 and July 2025, and the median house price grew from $1,000,000 to $1,550,000. A growth rate of 55% over 5 years. Sure, there was quite a lot of inflation during that time, but that would put Wamberal's July 2020 $1,000,000 at $1,212,400 according to the RBA's inflation calculator. So we have had REAL, after-inflation, growth of $337,600 in 5 years. So, where to next for Wamberal? The indicators are mixed. The median days on market is relatively lengthy at 66 days, indicating a buyer's market, however, there were 2,342 "seriously interested buyers" searching for Wamberal houses on realestate.com.au last month. Killarney Vale and Berkeley Vale are two very similar suburbs on the Central Coast. Killarney Vale has a closer proximity to the beach and Bateau Bay Shops, while Berkeley Vale has easier access to the freeway, trains and Tuggerah shops. We at Mortgage Choice Central Coast - Erina have completed a detailed comparison of these side-by-side suburbs, and they have proven to be remarkably similar. Median Price: Killarney Vale houses have a median price of $920,000, slightly lower than Berkeley Vale's $927,550, indicating a marginal price difference. Price Growth: Killarney Vale shows stronger growth at 8.60% over 12 months compared to Berkeley Vale's 6.00%, suggesting better value appreciation. Unlike many other Central Coast suburbs, Narara has surpassed the 5% growth milestone, achieving a growth rate of 7.40%. The median weekly rent of $650 has shown less growth (2.4%), which is surprisingly low given that 529 potential renters were interested in only 15 available houses last month. 20% of Narara houses are rented, which is well below the national average of 36%, meaning this is likely to be a more stable market as owner-occupiers tend toward longer tenure. The 4-bedroom gross median rental yield is 3.76%, which is almost a full 1% higher than the Central Coast median house rental yield. 3. Importantly, Brisbane's Median House Price is $1,101,000. People have been leaving Sydney for more affordable housing at record rates.
