As demand for affordable dwellings begins to ramp up under the new First Home Buyer Guarantee Scheme rules, we thought it would be a good time to take a look at the 2-bedroom unit market in Woy Woy, Umina Beach and Ettalong Beach.

Mortgage Choice Central Coast has seen a significant increase in first home buyers arranging home loan pre-approvals, so the race is well and truly on.

Woy Woy is the standout from an affordability perspective, with the median 2-bedroom unit price $102,500 cheaper than Umina and $165,000 lower than Ettalong. Low prices are good for first-home buyers, but they will likely face some competition. Woy Woy also stands out as an attractive option for investors, with the highest rental yield in our comparison. The median unit price for Woy Woy's 2-bedroom units increased by only 2.50%, but the median weekly rent rose by 7.6%, resulting in a 4.20% yield in a unit market with low strata rates (compared to Sydney).

As interest rates decrease, investors, in particular, return to the market because rents can more easily cover the interest costs of their borrowing. We are seeing a significant surge in investor demand at Mortgage Choice Central Coast. Couple this demand with the government's 5% deposit scheme for first home buyers, and it is hard to see 2-bedroom unit prices remaining at their current levels.

Wamberal Ranks 5th out of 47 Central Coast Suburbs | August 22nd, 2025

Although Wamberal has suffered a 6.10% decline in its median house price over the last 12 months, I thought a bit of perspective was needed for this hotly sought-after Central Coast jewel. We cut the growth numbers between July 2020 and July 2025, and the median house price grew from $1,000,000 to $1,550,000. A growth rate of 55% over 5 years. Sure, there was quite a lot of inflation during that time, but that would put Wamberal's July 2020 $1,000,000 at $1,212,400 according to the RBA's inflation calculator. So we have had REAL, after-inflation, growth of $337,600 in 5 years. So, where to next for Wamberal? The indicators are mixed. The median days on market is relatively lengthy at 66 days, indicating a buyer's market, however, there were 2,342 "seriously interested buyers" searching for Wamberal houses on realestate.com.au last month. Killarney Vale has a closer proximity to the beach and Bateau Bay Shops, while Berkeley Vale has easier access to the freeway, trains and Tuggerah shops. We at Mortgage Choice Central Coast - Erina have completed a detailed comparison of these side-by-side suburbs, and they have proven to be remarkably similar.
