Terrigal vs Avoca vs Wamberal vs Forresters | July 31st, 2025 https://www.mortgagechoice.com.au/michael.daniels/our-services/mortgage-choice-in-terrigal-michael-daniels/ Market Trends in Terrigal, Wamberal, Avoca, and Forresters Beach Terrigal: The Hub of the Central Coast Terrigal, the largest suburb by house numbers, is a hotspot for both buyers and renters. Despite a slight decline in median house prices (-1.1%), Terrigal remains stable and highly desirable, particularly due to the Kings Estate's newer properties driving price growth. As a Mortgage Broker in Terrigal, I’ve seen strong demand from Sydney buyers, with Terrigal boasting the highest ratio of renters and a remarkable 10% growth in weekly rents. The rental yield here stands at a solid 3.2%, making it a more attractive choice for investors. Wamberal: Surprising Shifts Wamberal has historically outpaced Terrigal in median house prices, but recent data shows a decline, potentially influenced by Terrigal’s newer developme...

UPDATE | Tumbi Umbi 3brm vs 4brm Houses | July 28th, 2025 https://www.mortgagechoice.com.au/michael.daniels/our-services/mortgage-choice-in-tumbi-umbi-michael-daniels/ There are quite a few surprising Tumbi Umbi results from this month's realestate.com.au data: 1. The median house price for 3-bedroom houses is relatively affordable compared to nearby suburbs at $827,500. This result turns out to be $277,500 lower than 4-bedroom Tumbi houses. 2. The 4-bedroom gross median rental yield is 3.76%, which is almost a full 1% higher than the Central Coast median house rental yield. 3. The 3-bedroom gross median rental yield is also relatively high at 3.64%. High rental yields, when compared to those in nearby markets, may indicate that house values could be undervalued. 4. Neither the 3-bedroom nor the 4-bedroom median house prices have reached their peak levels set during Covid-19, but they are very close. Further interest rate cuts and the expansion of the first home buyer scheme might...

UPDATE | Umina Beach Keeps GROWING | July 27th, 2025 See the last Decade of Umina Beach median house price history broken down into percentage growth. https://www.mortgagechoice.com.au/michael.daniels/our-services/mortgage-choice-in-umina-beach-michael-daniels/ UPDATE | Umina Beach Keeps GROWING | July 27th, 2025 According to CoreLogic's results, Umina's Median house price has increased by 2.9% over the last 12 months to June. On the face of it, this doesn't seem like remarkable growth, but the table shows that the 2023 correction has been fully recovered, despite the burden of high interest rates. By far, the biggest story over the last decade was the extreme growth rates between 2020 and 2022. Consecutive house price growth years of 18.8%, 37% and 17.1% saw Umina Smash through the $1M barrier, reaching $1,172,500. As it turned out, the RBA's stimulus position (offering easier and cheaper access to debt) led to prices overshooting, as 2023 saw an adjustment to the real...

Gosford ranks 2nd on Walkability | July 26th, 2025

https://www.mortgagechoice.com.au/michael.daniels/our-services/mortgage-broker-in-gosford-michael-daniels/ Walk Score is a large-scale, publicly available “walkability index” based in the US that allocates a numerical score to any address in the US, Canada or Australia. This is a score out of 100 for your ability to live without a car (a perfect score is 100). We have compiled a ranking of the Top 40 suburbs on the Central Coast. Gosford, unsurprisingly, ranks highly on this index with shops, entertainment, hospitals, public transport links and supermarkets within easy walking distance. I'm not sure how The Entrance secured our top spot, but I suspect it has something to do with its compactness compared to Gosford. As our general living expenses continue to increase (inflation has slowed, but costs are still rising off a much higher cost base than 5 years ago), the ability to live without a motor vehicle is going to play a bigger role in our lives (like it or not). This unfortunat...
