Unlike our recent Woy Woy comparison, where the difference between the $955,000 3-bedroom and $1,010,000 4-bedroom median house price was only $55,000, Umina Beach shows a much bigger variance of $259,000.
The median house price for 4-bedroom houses in #UminaBeach is $1,300,000, and the median annual rent is $44,200, which yields a 3.40% p.a. return.
The median house price for 3-bedroom houses in Woy Woy is $1,041,000, and the median annual rent is $33,800, which yields a 3.24% p.a. return on investment.

Rental yield is a key measure to help people estimate whether a house is over- or under-priced. Given that the overall Central Coast median house rental yield is currently around 2.9%, the returns of 3.40% (4-brm) and 3.24% (3-brm) indicate that Umina Beach might be slightly underpriced.
