Wamberal 3-bedroom vs 4-bedroom Houses | July 5th, 2025
Mortgage Choice in Wamberal has access to a wide range of property data thanks to our franchisor being part of the REA group (including realestate.com.au). Using this data, I have prepared a table comparing the performance of Wamberal's 3- and 4-bedroom houses.
- 4-bedroom houses have a higher median price ($1,550,000) than 3-bedroom houses ($1,300,000). Expanding a 3-bedroom house might increase its value by $250,000.
- 3-bedroom houses show slight median price growth (0.30%) while 4-bedroom houses declined (-4.30%). This likely reflects higher demand at the lower price range in a year of higher interest rates.
- More 4-bedroom houses (36) were sold in the past 12 months compared to 3-bedroom (20). However, 4-bedroom houses had four times more available for sale last month (24) than 3-bedroom (6).
- Median days on market before sale are similar, with 3-bedroom at 58 days and 4-bedroom at 56 days.
- Four-bedroom houses offer a higher median rental income ($900 per week) than three-bedroom houses ($750 per week). However, 3-bedroom houses have a slightly lower gross rental yield (3.10%) than 4-bedroom houses (3.20%).
- 4-bedroom houses experienced a decline in rent growth (-2.40%), while 3-bedroom houses remained stable (0.00%).
